Why it works
RevPASH (revenue per available seat hour) alongside covers and average check separates capacity utilisation from check management — two locations with the same average check may have very different RevPASH if one turns tables faster. Comparing locations against each other creates internal benchmarks that are more relevant than industry benchmarks because they control for your specific concept, price point, and labour model. The improvement potential calculation — bringing bottom-quartile locations to median — quantifies the financial value of operational improvement.
Watch out for
Multi-unit comparisons must account for genuine market differences between locations — a location in a high-rent urban market will have structurally different occupancy costs than a suburban location, and comparing EBITDA percentages without this context will make the urban location look underperforming when it may actually be achieving good results for its market. Benchmark locations against their own prior period in addition to cross-location comparisons.
